Real Estate Fund & Distressed Assets

Disciplined real estate, in a market we know by heart.

An operator-led fund focused on distressed and value-add residential property and notes in Hawaii — a market with its own rhythm, where local knowledge and patient, hands-on execution are what turn complexity into opportunity.

Hawaii isn't a mainland market — and that's precisely the opportunity.

Distress in Hawaii doesn't arrive in a flood. The islands have long foreclosure timelines, strong borrower protections, structural housing undersupply, and a high cost basis with limited replacement inventory. The result is a slow-release market: distress emerges gradually, stays constrained, and rewards those with the patience and local relationships to source it deal by deal.

That dynamic is hard for outside capital to navigate and easy to misread from afar. It's also exactly the kind of market where deep island knowledge, hands-on sourcing, and disciplined underwriting create a real edge — turning a complex, slow-moving landscape into a steady stream of carefully selected opportunities.

Local Knowledge

Every island is a different market

One of the most misunderstood things about Hawaii real estate is that it isn't one market — each island has its own supply, pricing, and execution dynamics. We focus where the opportunity and the discipline line up.

O‘ahu · Honolulu

Largest volume, most competitive

The deepest pool of distressed property in the state — but also the most competitive, with firm pricing and institutional presence. Opportunity here demands selectivity and speed.

Hawai‘i Island

Growing volume, attractive entry

A moderate but growing distressed market with more attractive price points and real execution flexibility — often the sweet spot of volume and value.

Kaua‘i

Thin but selective

Limited inventory and higher price points mean thinner volume — but selective, well-chosen opportunities can still be found for those paying attention.

Discipline Over Reach

We don't chase every market

Knowing where not to operate matters as much as knowing where to. We concentrate where our knowledge and sourcing give us a genuine edge, and pass on the rest.

Two Ways We Create Value

Property and notes

We work both sides of distress — the real estate itself, and the debt behind it. Each opens a different path to the same goal: acquiring quality at a discount and repositioning it with discipline.

Distressed & Value-Add Property

Acquiring distressed and value-add residential property, improving it where needed, and repositioning it for sale — sourced and executed on the ground by people who know these neighborhoods.

  • Hands-on local sourcing
  • Rehabilitation & repositioning where it adds value
  • Disciplined, deal-by-deal underwriting

Distressed Mortgage Notes

Acquiring quality first-position residential notes in default or foreclosure at a discount — then working toward the right outcome, whether that's a restructuring with the borrower or an orderly resolution.

  • Quality-first note selection
  • Borrower workouts & restructuring where possible
  • Built for Hawaii's unique foreclosure landscape
How We Operate

Sourced locally. Underwritten strictly.

Every asset moves through the same disciplined path — and nothing enters the portfolio without clearing the bar.

01

Source

Opportunities are identified and surfaced on the ground, through local relationships and active, hands-on sourcing across the islands we focus on.

02

Inspect & Evaluate

Every property — or the property securing a note — is personally inspected and evaluated. No deal moves forward on paper alone.

03

Underwrite & Approve

Each opportunity is underwritten against strict, pre-set criteria and brought to the managing members for approval. Discipline at the gate is the whole point.

04

Reposition & Resolve

Approved assets are improved, restructured, or resolved toward the right exit — managed actively from acquisition through disposition.

Who Runs It

Operator-led, by people who know Hawaii

This is an operator-led fund managed by a team with deep Hawaii experience. Investment decisions — what the fund acquires, and on what terms — sit with its managing members, who bring decades of combined experience in Hawaii real estate, lending, and capital markets, and who manage the day-to-day business of the fund directly.

Shawn O. Kelly is one of the fund's three managing members. Alongside more than 25 years in Hawaii mortgage and lending and his work across Olaf LLC, he helps set the fund's investment discipline and runs its day-to-day operations — bringing an operator's eye to sourcing, underwriting, and repositioning.

Sourcing and execution on the ground are led by a seasoned local real estate operator with a multi-year track record acquiring, rehabilitating, and selling distressed Hawaii property — the hands-on experience that turns a difficult market into a disciplined, repeatable process.
